I might aim for the one that is more normal whatever that might be.

The properties also appreciate normally over time, so this property 10 years from now will show 10 years of depreciation on it lowering the value even more when in reality the value will most likely have appreciated greatly.I understand that the book value of the property is already entered and is standard, but it is failing miserably to give a true and accurate snapshot of the company's health.  

One is a horrible Saturday on the road and one is a flight, hotel, rental car, etc. 

I would screen her like normal and allow her to move in even if she didn't pass the screening (no felony's etc).

Normally thats assuming sold at 6 months after purchase, and agent fees are at 3-4%.

This isn't normal wear and tear so typically the renter or his insurance should pay.

Normally it stops the foreclosure for a few months & the mortgage debt remains attached to the property but not to the borrower (unless he reaffirms the debt.)

Is that normal? 

It does force investors to renovate with their own funds, but in my opinion this normally ends up much better as you can find sub contractors to do most work much more cheaply than you would get through a GC.
