Once the market is determined, we will also be seeking to make connections with contractors, hard/private money lenders, agents/wholesalers, & property managers in those areas. 

Options:1) Connect the tenant with a lender and see if they qualify.

Lots of sprinting and short bursts followed by longer periods where there is minimal activity.Leasing season is 2.5 months of non-stop tenant inquiries and requests.

I've worked with several hard money lenders and they have never asked for a licensed contractor bid to approve the loan. 

Both lender and borrower are residents of California, and I have a few questions to make sure we handle everything correctly:1.

From a lenders perspective, I would want a larger down payment or a significantly higher interest rate.
