In the commercial mortgage space we have found that NPN investments can be divided between

(1) purchasing NPNs in which we’ve had no or minimal contact with the borrower, and

(2) purchasing NPNs in which we’ve worke...

It's Arkansas so it's non-union and I can always find crews but I want to do it right. 

Also, it's been my experience that a tenant that pays late that much is living paycheck to paycheck and is just one unexpected bill (i.e. car repair, medical bill, etc) away from not paying rent at all. 

It should help with whatever non-commuter business you can generate though.I'd hire a real marketing pro well before you launch, while you can still tweak strategy and messaging.One other note on your employees.

Are you intending on purchasing a duplex/quad (tri-plexes are literally non-existent here in DFW) and residing in it?

Look for higher rent rents via non-traditional/modern rentals:- AIrbnb/STR-Leasing fully furnished-Rent by the room/Student hosuing-Assistance living, etc.

If you are talking auction properties, or bank-owned or short sale properties, often times there will be additional restrictions on the purchase, such as a 30 day period before you can re-sell, non-assignment, or non-redemption (selling/renting the property back to the original distressed homeowner).
