I was also going to suggest the the hillside mentioned may be unstable, in which case $100k + to dig down to stable earth and pour cassions isn’t out of the question (with engineering, geotechnical, etc)

Through some digging around, Airdna says our Airbnb market averages 47% occupancy rate with $1,250 revenue.I find this hard to believe given the area is 20 minutes or less from the airport, large homes, great neighborhoods, great food nearby. 

Don't spend a ton of money on this, audible a few books and dig into groups.

I would dig deep into your city water and sewer hookup and get a quote on install on that.
