Real estate comes with its fair share of knocks, even the best investor's make mistakes.

You really don't want to make a minor mistake and have your entire IRA disallowed 5-10 years from  now. 

After all the time and money spent, the only person to catch this zoning mistake was the VA appraiser.

Be careful out there; don't let my $3k mistake be your own. 

Jeff I know you're new and you're nervous about making mistakes but it takes a conversation with the attorneyI coached Real Estate Investing one-on-one with people and I get on the phone and talk to their attorney, and I asked them about worst-case scenario is with these contracts.

Look at the history and for any mistakes he made.

Everyone on BP wants to be mogul but they are cheap and don't want to pay 2k or more for education, finding RE partners and the tools, programs they provide (imagine overpaying for property and making mistakes that cost you thousands to tens of thousands (trust me I have made them).  

And make no mistake, wholesaling as it is taught by the gurus and pursued by all too many on here is bottom feeding, the equivalent of payday loans.There are good wholesalers.  

My mistake.. but I'll try to get a longer term if possible. 30 year loan would definitely make this a better deal.

So far, I am content in taking it slow, soaking up as much as I can here so I don't make too many mistakes along the way.
