What am I missing here? 

BackgroundThey left behind a lot of pet damage, completely destroyed the grass, tons of missing items and didn't clean much before they left.

No need to rock the boat, but also don't want to miss out on income potential.

I also have a single house that I'm renting out, and after living rent free for a year, I feel like I've been missing out on all the savings these past years that I could potentially use to invest.

(I am sure I am missing stuff here)- Setup a lease ---> Do you have any recommendation on where I can get a lease template document.

I would do nothing beforehand except obvious safety concerns-broken windows and loose or missing rails.

WasteAnd probably a few more I am missing.. 

The one piece of the puzzle I'm missing is having two years with an active license needed to become an independent broker.
