The only problem is that you have to wait until they go to Investor status.

Don't know how deeply such an investigation would go or the cost, but maybe those members that thought a preferred status on here was valuable enough, they would pay for such an investigation.

If the IRS should find out then you would lose the IRA status of your SDIRA and pay penalties.

They also need to know you are covering expenses along with your draws.The fact that you are doing 100% of the work is clearly understood, you will be the active managing member and the others will be in a passive membership status.

I try to avoid RE Pro status from rentals only  whenever possible, much prefer when one of the two spouses cultivates a side career as an agent or such. 

I guess once you reach a certain size taking on a greater degree of legal complexity to protect your assets and maintain tax advantage status is a thing...but to the average person starting out...our odds of ever being that big for it to matter are one in a few thousand.I'll cross that bridge when I get there 

There is a hierarchy to lien statuses in Texas.

It is fighting to protect its status as an intermediary in the transaction and not get dragged into enforcing the cities regulations.

I have gotten superhost status on AirBnB and I know that having very clean properties has contributed to that.

Do you have any idea about the status of the properties listed in this unincorporated area?
