That's actually what I was leaning towards, finding a cash buyer that wants to buy and hold put it under contract for what he owes assigning the contract for a small fee and the end buyer would still have a few thousand in equity but wasnt sure if that would work.

The other properties I purchased with Memphis Invest: one appraised at asking price, the other appraised a few thousand below asking price.There have been no tenant turnovers in the past three or so years.

They could get private/hard money, but with cap rates so low here, you would be losing thousands of dollars per month if you had that many doors in a strong expensive market.
