I'm jealous that you'll be getting your shoes (tires?)

As a former property manager, I listen to NO ONE who tells me a "rule".

My wife these days does that she list at comps and the low end of the comps.. and for the last year has been getting her clients 15 to 75k over ask every time. but you start to high and you wont get any offers and will end up selling for less you would have had to listening to the second agent. 

I'm new to Bigger Pockets and have spent the last 6 months listening to the podcast, reading investing books and talking to friends who are all interested in the same stuff.

Hey Everyone, I am not new to bigger pockets as a reader and podcast listener, however I am new to the actively looking for property aspect.

If I was in your shoes, I would chalk that up to the cost of a lesson and let them out and re-lease ASAP.  2.

I'd emphasize that it's not safe for her to live there in the current condition, the city is going to start charging for violations and you can't allow it to continue.In your shoes, I would loop in the Housing Authority caseworker because if she gets kicked out and/or doesn't pay her rent, she can lose her voucher, which would further add to her issues.I have generally found that empathy goes a long long way.
