You need the cooperation of the managing agent, who, like every other New Yorker, is really busy all the time and may or may not respond to lender's emails, phone calls or letters.  

I know we usually get a letter asking if we want to take care of our little backyard on our own.

Property owners are inundated here with letters so much so that you'll just be part of the crowd.

You can also drive neighborhoods to look for vacant houses and send letters to the owners (once you find out who they are of course) letting them know you're interested in buying their home.

Get a pre-approval loan letter to help you if you can not play cash.  

Start calling the lowest cost originators until one tells you that they can provide a pre qualification or pre approval letter for $125k or higher.
