Other then them having access to the MLS, what do they bring to the table for me if all I'm going to do is assign the contract and move on...?  

We currently have the house under contract for $305,000 with all closing costs paid.

Jason you could have put it under contract with an option if he was willing to discount the property even a little and sold/assigned the option to an off-market buy and hold investor looking for a good deal.  

I am a newbie to I have found that buyers is not the issue, I am having an issue finding properties every time I think I have a lead and do leg work on it only to find out its already under contract by another wholesaler.

I am under contract on a 4 plex.

Also consider using some other techniques like lease options, contract for deed or subject tos where you don't need financing.  

If you negotiate a good enough deal that pays you then complete the transaction with the investor to buy the house you have under contract.
