How long should the lease be?

I am currently living in a house, where I split the rent with some roommates, but our lease runs out in July, and everyone is going their own way after were done here.

Then do we apply the security deposit to damages and rent owed (lease specifically states we can) and send a bill for the remainder?

It is a turnkey property and has been fully  remodeled with long term leases in place.Does anyone invest in the Salt Lake valley?

Many know that the Civil Relief Act permits active duty military to break a lease when they recieve orders or depart from service.

After the initial 12 month lease I can raise with 30+ days notice.

There are formulas and spreadsheets used to back out into the valuation price of a property and this does include pro forma rates, but the current leases you hold that gain you rents NOW is the major factor in calculating a price value. 

He sais he has 3 more years on the lease with a 10 year option to extend.
