Totally depends, but I find most self managers have no idea what the market rents or vacancy rates in their market are. 

Would you forgo the buyers agent all together and work directly with the sellers agent?

I suggest you call the underwriter directly or contact them via the email contact provided in the policy and pose the question. 

Therefore, it really depends on where you want to visit, establish community, maybe and easier travel experience such as direct flight.  

Through trial & error I have learned how to support this specific rental strategy but it can take a bit more attention for those who self-manage.

So reaching out directly to hospitals may or may not be a useful strategy.
