I can almost hear right now your GP coming back to you in 1-2 years saying construction costs have gone up, lease up is taking longer than expected, rents concessions are much greater than we thought....and now there are 3 competiting developments within a mile that are crushing our rents.   

I thought funding the deal was the main problem im facing but back to the drawing board.

@John McKee The question is... how long will it take you, earning that double cash flow to claw back your tax loss.

I'm wondering if I purchase the uncle's single wide trailer, rehab it, move him back in, if there is some sort of government assistance I could receive.

And each have said they never get anyone from the state (banking / securities division) to call them back.
