Hello everyone,I am extremely grateful to have found this great platform and a community like you all:)I am new to real estate and rental property investing, and I am starting to run the numbers on listings to train myself to see if there is Cashflow. 

Once the bullet train is completed in Fresno, circa 2078, the area will heat up with commuters. 

The principles advised feel like you are being set up for a ride on the sucker train.

What makes a self-directed IRA custodian different is that they are not purely connected to the public exchanges and limited to investing in stocks, bonds and funds, but rather have the staff training and paperwork to document the IRA's investment in the more individualized transactions that occur when investing in real estate, notes and other non-traditional assets.

its just like any other kind of paid training / mentor/ mastermind some its great for others not so much or not at all..

I know this not from the internet, but from having walked literally 100’s of properties in that area and having met with many foundation repair companies, engineers, and home inspectors on these sites. 

From my reading & internet searches & chats it sounds like Land Trust is the way to go?    

You should verify this with an actual attorney, not just landlords on the Internet.  

@Shawn Slaven there's a HUGE difference between looking on the internet and MLS for properties and NETWORKING to find unlisted properties.So, how are you looking and how much time are you putting into your search?

He has a horse training business so we have variable owner distribution amounts  (anywhere between $50k-$200K annually) on top of our two salaries (total $8,000 monthly) and our monthly rental income (net after expenses approximately $4,600/monthly)... but I don't want this deal to just ZAP all our cashflow.I'm trying to look at it from more directions than just "paying it off" this since it seems like we will have a better shot at retaining it for a few years then selling as Dallas gets closer.
