Just to stay focused on the topic (and keeping ones philosophy aside): do you know any institution lending upto 100% LTV in Georgia?

It might be better if I write a long post in the future (used to be a banker before moving over to Institutional RE private equity) on how I underwrite.

I spoke to gas station owners, locals, NYC transplans.. students and even cops.Took a walk across high bridge in poughkeepsie and wondered, why, with solid employers like IBM , natural beauty and so many educational institutes, Poughkeepsie was overshadowed by Beacon,Also marveled at the beauty of Newburgh. 

Hi @Dion Huey, I am currently raising $25 Million and what I am finding is institutions will want to see a track record of ownership and management. 

Combined with an improving real estate market and institutional capital buying SFR at auction, the spreads between buying at the trustee sales and buying via conventional routes have all but been eliminated.

In several months, institutional acquisition of single-family will be a distant memory, shelved in the dust next to the hula hoop and Rubicks Cube.

Ask around and make contacts at different banking institutions.

CCIM Institute provides a series of courses (in classroom or internet) leading to the CCIM designation - the most recognized designation in commercial real estate.

As this property would provide ample parking (a problem in this area) and quick access to residential and multifamily developments as well as being positioned near the intersection of the major traffic patterns I believe this property would be well suited to a national or regional store front or perhaps a financial institute or office building.

All have good and bad areas.If you go urban core you will be competing with the big institutions driving caps down to be ultra safe.Suburban you get the big boys sometimes that get tired of buying urban core in an over heated market.Rural areas you are competing with mostly local investors and people willing to take on a little more risk for the extra yield.
