Hi all,I am a new investor looking in the Scranton, PA area.

I feel like a lot of the BP podcast episodes talk about investing in the general US market, but never really touch on HCOL areas.

(I've seen deals where they say they are going to achieve $X in rent, but NOBODY in the submarket gets those kinds of rents.)

It will cost you a lot more in the long run.

I have learned things from being in the mentorship program that you simply couldn't find in any of the BRRRR books I mentioned. 

I was curious if anyone here is investing and living in college station.
