When you wholesale a deal, it means your intent is to sell to a cash buyer, even if that may be an individual looking to live there themselves.

I'd already given her a written 30-day notice, with a friendly verbal notice 2 weeks before the 30 day letter went out, so they've had 6 weeks to get ready.  

I've been wondering what exactly people on here mean by "investor friendly contractor."

Might be able to get you a deal too...I'm pretty good friends with this person. 

Litchfield County has its share of investor friendly markets.
