Long term I think being on this channel is strategically important so plan to keep trying.I am not convinced by @Kevin Lefeuvre statement that a synched calendar indicating multiple channels would cause you to drop in Airbnb search placement.

In my experience, a police report does not indicate guilt, as people lie to police all the time, or maybe the officer had bias against one person's story and chose to side with the other.

Here are my rough numbers: ~100 responded via email (many had not read the ad well enough to note they did not qualify for some reason such as no pets and/or no smoking and were instantly eliminated), ~15 came to one or both open houses but about 5-10 of the 100 were still interested and indicated they wanted to see the unit), we got 2 applications of which one perspective tenant pulled their application after we started processing it (so they forfeit their application fees).

I also saw that there was bend on top rail which indicated small section of people jumping over my 4ft fence and crossing my property to get to other side.

Besides being unscrupulous his actions pose a risk to the other party because the other party has no way of knowing or controlling the resulting damages, but in your case you did not indicate any damages.Good luck

Like Lynn indicated, if you offer a deal like that, sometimes the tenant will be motivated to help in the process of showing and even finding other qualified tenants quickly.
