I prefer to self-manage, so I'm less than a 3 hour drive from each property (I have 4 now).  

On the properties you are looking at based on current mortgage rates etc you can profit $10k per property or more if you are self managing.

I would also recommend self-managing, as any building you buy in a nice neighborhood really won't take much of your time at all.

It may be a terrible deal but you have to run ALL the numbers including "Special Assessments" from the HOAs.
