that may be true.but as an INVESTOR, what you're looking for is these same houses (maybe a bit more beaten up) that have lazy, absent, distressed owners - now you're talking a real reduction in price (and possibly value) of say 25 to 40k...now we're at 60kyou increase the value by making the improvements the former owner could/would not and selling it at a price below the others - say for this example comp'd houses list at 95k - you're selling for 89k for a 20k profit!

If homes are selling for $350 and the assessed value is $150, chances are the revaluation was done about 10 years ago.

Preforeclosure deals also have a much better chance of turning into a lawsuit, when the previous owner decides that the buyer took advantage of them.

Other houses in the area that were priced 235-255 have not sold and are either now off the market or still there with no buyers...I guess I am trying to figure out if I am just wasting my time here or if there is a chance to get a good house to live in at a good price?
