they have the drive and passion (love what they do) to overcome all obstacles and they realize the importance of simply educating themselves about investing!

I can basically only look at multi-units since the swedish laws makes it very easy to get a loan for one-unit/family houses and these are really hard to rent out - the result is that people who can afford to rent one-unit houses always buy 'em.I know, and understand the basics of cash flow valuation models and that net income is most important.

I find contractors, deals, appraisers, hardmoney lenders, mortgage brokers, real estate agents, lawyers, cpas, and most important of all -- other real estate investors.

BUT the most important thing, I have learned this week, is finding a hard working, informitive, motivated agent..Someone to get these properties on the market and sold...

A good lesson about the importance of properly structuring a partnership in advance and not trusting anyone but certainly an expensive one!

i can see why you keep it posted because it has a very important lesson to be told.i know i'd be Po'd if i got screwed like that (but it sounds like a lot of people didn't do their homework - but heck that could be anyone of us).THE LAST THING I WANT THIS THREAD TO TURN INTO THOUGH IS ANOTHER NEGATIVE ENERGY THREAD.i was just mentioning my opinion about the thread OVERALL.

I think its very important to do something that satisfies you personally and not just monetarily.

THAT IS MUCH MORE IMPORTANT than saving more money or how much money you have.accredited investors (those that have income exceeding 200k a year or a net worth of over 1 million) have only one thing - EXCESSIVE CASH.

More specifically and importantly, doing that with my newfound analysis knowledge.

I started in this business few months ago, and i think i understand it but i am missing the most important part which is the note holder !!
