Not surprisingly, many people I think that successfully has done tax sales often have a good system that they can implement at a large scale.

@Michael S.Sometimes it's difficult to implement even though it's on paper.

If everything is reasonable, implement it for your properties and tenants. 

Consistency is key to success when implementing a system like this.The analogy I like to use is that it's a lot like Quickbooks for your construction paperwork.

Unless you are doing a commercial loan or dealing with a portfolio lender they are usually structured to be sold into the secondary market and so the requirements are much more stringent.

As my favorite derelict who used to hang around my old warehouse from the neighborhood used to say, “What had happened was was”……contractor turned out to be an incompetent, window-licking muppet, largest tenant moved out, rent declined for 2 months, my part time help all got hired away, and because I had the stupid idea that it would be easier to get all the work done myself and then go chill, I promptly burned myself out.This was accomplished by not much other than sheer willpower, and the lack of ability to delegate, implement systems, and the small fact that with 3 tenant suites added on top of my semi-ambitious-yet-I-Think-I-Can-make-it-work construction budget, my wallet became a small furry doe-eyed creature dropped into a pit of vipers.

As recently as a year or two ago, I would have said that a full time W2 job would be a pretty big barrier to maximizing your returns in this space but I have since learned of and implemented some awesome strategies that have me managing almost $3 Million in storage assets on under 5 hours per week.

So far, 28 states have implemented right to work laws.
