We were able to secure this house for 78k, mortgage with taxes and insurance is going to be $432 and will be bringing in $1125 a month.

I figure if he had no energy to shave, he certainly don't have the energy to mow.The property is located in an "A" area, almost 100% homeowners, all with beautifully manicured lawns, so even when my tenants cut the grass, it's not even or edged, and there's no spring and winter cleanup, it still stands out looking unkempt.

Although I don't see a real impact here in Portland were we build new homes and or in Charleston.. home owners are still buying not sure on the renter side of things though..

That $2400/mo has to cover PITI (Dont know taxes or insurance in your area) with 20% down, and that would give me my maximum price for that property.

Take the pets photo, get proof of insurance, shot card registration, rabies and whatever else makes you safe and then I have no problem renting to pets.If they pass that inspection show up at their current residence and ask to go inside and inspect for pet damages.
