However, I found that many large apartment complexes, conversely, usually had a lease in some form or fashion that was rent due on the first, on the 2nd or, maybe 3rd, you're late, you got hit with one large late fee, say $75 or $100, then eviction filing would start on the 4th or 5th.

@Tyisha G. like so many businesses, there are some turn-key ("TK") opportunities that are excellent operators and hitting the returns they promise, and there are some awful, inexperienced and/or crooked TK operators.I think the best thing would do is to reach out to many TK operators and just start talking to them and learning and discussing their business model with them and what you're looking for.

Wait for the FC FC and defaults in 6-12 months.Just got a tenant in so im going to sit on it for one year, not sure how the oil price going down would affect adding leverage here, we were not hit hard by the real estate crash that happened years ago, so my goal is to sell this property in a year and buy 2 properties, 1 being a flip and the other being a buy and hold

You could possibly do the yellow letter thing and see if you get any hits, just remember that our market is hit very hard( especially absent owners) and you will have to spend a lot of money on marketing.
