You'd be adding a lot more living space that buyers & renters will value, even if it's not included as above ground living space.

When you get that degree and land a good job, you can hit the ground running.

Is the ground outside damp?

Do you have a house on higher ground in back of you or a higher grade?

Learn from them, find some properties that will make great deals and wholesale a few to them.Or find a wholesaler, make an agreement to be the boots on the ground doing the hard work and searching for the deal and splitting the profit with them relying on their marketing and network.

However, for warm climates, Jacksonville, Fl would be on my list for consideration (I've got properties there already - and there is still a lot of on the ground opportunities) or Asheville, NC for its culture and beauty.  

I may be moving to the area this summer and would be looking mainly to get involved in buy-and-hold, vacant land, and eventually a flip or two if the time and market is right.Any information from someone on the ground in that area would be much appreciated!
