What tips do you have for OOS investors to help get the best price ?

With you own house and rentals, you will need to spend money, but at least with a 4plex, you have 4 rents coming in to help cover those costs, and generally if it is in decent shape, your maintenance and management won't be terribly time intensive.With financing, owner-occupant always gets you the best rates too, and when you move out in a year or two or three, you keep the mortgage at the generous terms.

One tip is that to estimate taxes I actually go on the county tax assessor website to type in the address and Ill see exactly what they are paying that year. 

Any tips on how I can negotiate with the seller to convince her to pay the buyer commission.

Also, anyone in NYC area have more specific tips?

I am closing on my first deal tomorrow (Thursday 3/5) and am wanting to get any tips I can to make this transition as smooth as possible.

Not sure what the laws are in Sacramento, but I would start with a few general tips that are always helpful - keep anything you have in writing (especially your notice to vacate + any response, and any communication around the new tenant).
