If the layout is bad, or if the appliances are functionally laid out, or you need to duck to go between areas, these are all things I would look at.

The truth is, they should not be mutually exclusive...it's not a matter of this or that...they serve different functions and I personally suggest both.

They still have the opportunity to identify any non-functional issues after move in, with those items being treated as a standard maintenance request once they have settled in, a week or 10 days later (they are advised to make a list of these minor issues, as we will not send out handyman multiple times for minor issues at this time.

I provide a safe, clean and functional unit and that's how I show my appreciation of their tenancy.....they pay the rent.
