I think the landlord does live in a foreign country which is probably why she doesn't know the law very well, but we are sending the checks to what I assume is their "office" that is about an hour away. 

Too many newer investors think they need just one source, but the best investors use all their sources, but wisely.

If you replace it in 5 years, you'll be repairing any damage done on the inside, and you'll be coming out of pocket for all of it...plus interest if the source is a loan. 

When I look at zillow or other sources it suggests a monthly rental of closer to $1800.
