We are in our early 60s now, and would like to avoid having to eat cat food when we are 80+. 

Trustworthy, ability to handle contractors,  lives in the area I invest in, knows construction, has a truck, and wants to get in the game of REI.

Currently I'm an OTR truck driver.

This is just food for though should you ever purchase more rental properties.

the same money put into a few Macdonalds resturants would make you a very nice living or a group of subway sandwhich shops or a a truck stop or any other business.. its a business when you at that asset class and those number of units.I can't tell you how many times I get a ping from someone with 100 to 500 of these who wants to exit only to find out that folks with purchasing power of 2 to 5 million the last thing they want to do is buy low end rentals with no upside.. they will buy a nice apartment complex or commercial building with national tenants who are not to be confused with 450 to 700 a month rurual or inner city tenants :)

A investor type contractor might do for $5k, when a guy from a big plumbing company with yellow page ads, TV and Radio ads might charge double that.If I am the bank, I am going to credit you for what Chuck with a truck or Pete with a pickup charges, not Rick with a radio ad.

What you've got to consider is that the mold is in one area BUT it is spitting out spores which are going airborne and traveling into a humid, food-rich environment.
