I would love to but we focus more on business returns. 

My main focus is cash flow and my goal is to replicate my salary within 10 years, which might be a bit aggressive.

In the past 4 years, I have bought multi-family apartments and find that the cash flow there is great, and in this environment (not typical), the appreciation was good too.And now to do both (Yes and No); If I was in your shoes trying to decide what to do, I would focus on finding myself a place to live in that I could call my own.

My biggest concern would be that if you focus on the roadblocks, that is all you will see.I'd encourage you to focus on the ways you can make money in real estate.

Here are some trends I see happening that do not focus solely on the upper middle class.

I focus my efforts on fix & flip. 

You can learn a lot about deals from all angles and be able to focus on investment properties if that is what you prefer.

Is this a good idea or should I just focus on school and suck up the rent payments for the next couple years?
