I decided to go with hard money in an effort to speed up the buying process, and to get a better understanding of hard money in general.

Columbus is the fastest growing metropolitan area in the midwest with a good mix of cashflow and appreciation.

Let me show you the light:Two cities in North Carolina are among the fastest growing cities in the county - Charlotte, and Raleigh.  

Johns was the fastest growing county in Florida for many years.

But it's actually very active and is the fastest slipping fault along the San Andreas in Southern California.

Then, when you are closer to jumping in full time, hopefully you will have found your niche and will know what you need in your market to go full speed.

If you're not going to really dive into practicing real estate I think you'd be better off spending the 75 Hours it takes in class time (plus the hours studying and the fees spent) to build relationships with productive realtors, sellers and contractors attorneys, shopping online marketplaces for deals etc once you start your flips you'll see exactly how much work it is to get one done here in NJ, you'll also see that many of the properties on the MLS are priced too high to make good flips or they sell at light speed.
