At the end of the work remaining tile can possibly be returned but I often encourage my customers to keep a box or two for repairs down the road due to changes in stock from vendors making it hard occasionally to secure the same tile color and style.It truly comes down to good communication between the contractor and customer.

He has permission to arrange repairs, up to 1000.00, collects the rents and makes the bank deposit, does some lawn mowing, the park owns the mower and occasionally does minor repairs himself, particularly maintaining the riding lawnmower.

I am in charlotte nc and the only homes you would find at those prices are mobile homes except for the occasional condos which have high hoa that no investor wants/. i want to get four home - two to flip in the price range of 50k-80k and two to hold in a rental portfolio in the range of under 30k.

Laura thank you as well for your input I just think I would be a lot better as selling investments that SFH's and would like to add you to get occasional help or ask questions when and if I have any.I was going to start real estate investment this year but decided to grow my capital a little by volunteering to be deployed for the second year in a row. ( the first was iraq).I'll be using my VA loan to buy a 4 unit and plan on refinancing and moving into another four my entire life as often as I can.
