These days you also need to factor in delays to the renovation schedule due to supply chain and labor shortage.

That should factor into your decision making.

This is after running the numbers, factoring the risks and cost of listing the profit.  

Raise Rent to Market, Upgrade infrastructure and external appearance on a 5 year plan still cash flow positive.

I got a good enough deal on it that even with a normal eviction factored in I thought it was still worth it. 

The main reason I ask is, when I get to the maximum amount of loans under my name, I’m pre planning what it will take to keep my growth and factoring in cashflow.

There are so many different factors that can affect the tax liability of the property, (especially as you develop a portfolio) and it's very easy to claim it as a loss if you have a good CPA.

I've been able to increase rents lately so an existing long term tenant's income would likely be a limiting factor.
