Does the Writ have an expiration spelled out in the law?

I was looking at expired MLS listings as a source of new investment properties, and came across one that is listed as handicap accessible.

I'd send them a 60-day notice that reminds them their lease is expiring and asks if they're happy with their unit and want to stay.

You have to honor the existing lease until it expires.

The realtor said that if the tenant does not show up, the contract will expire by midnight on March 11, 2023. 

Doing this will reduce the cash you need to close.Has it been listed, when, for how long, why didn't it sell (sometimes it pays to call the agent to get some inside information about the No Sale) you could have your agent call the listing (expired) agent to get some inside information.

I'd target properties with longer DOM, as well as expired listings and use a creative finance terms to approach those sellers with. 

I do not purchase home owner warranties myself, nor do I renew them when they expire after a year.
