Our experience has been that when this happens (we have had this situation at least 4 times) it always plays out the same way, there is some sort of clerical error and we usually have it resolved in 1 -2 months AND they pay the back rent.

Before the late 1970s there were no real estate gurus, no real estate investment courses, no house flipping TV programs, no real estate get rich books, no real estate investment clubs, and what experience the general public had about real estate was limited to buying their personal residence. 

If you have no money now and no experience this is all a very big pipe dream..

Tenants can opt out, but in my experience when people have to opt out of things, they don't and end up paying. 

You don't need to know everything to get started; you need a foundation to build on and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

I would also like to do my first business deal with somebody so I can learn an gain experience from that person.

Here is how I see it:Private Money Lenders:Companies: These companies give loans based on the value of the property and the borrower's financial situation.Individuals: Wealthy individuals usually care most about the property and the borrower's experience.

Gordan- I have made a living for the last 25+ years buying HUD properties as 90%+ of my acquired inventory( My guess is +-400)  I have an assistant track the properties that meet my criteria with the list price, price reductions and net to HUD.
