So we are in the process of getting the lien release voided, and figured I would also reach out the prior servicer, which is still in business, to see the payment history, as my research showed they modified the loan in October, 2010, and they both signed it, so she was back on the hook, and they stopped paying in June of 2012, 19 payments later, so I figured unless she won the lottery, she did not pay it off. 

I have discussed the idea with a friend who is also in the REI space and we are considering a partnership on the new multifamily unit.  

We are into the property $65,000.There are a couple of ways I've thought about doing this:1.

Up until now I've been using private lending partners, friends, and family money but we are buying more homes than we have funds for so am looking for alternative funding sources.

We are trying to purchase two vacation rental condos here in Tucson.

Keep in mind that we are all growing our businesses so the generic "what do I need to know" may not get many responses.  

In the short term, we are currently in the process of defining our goals, educating ourselves, developing our team, building reserves and learning how to analyze deals.  

I'd like to buy a small townhome to start my investing, but I do not own a house myself, I feel like if I do not do it before buying my own home, I wont do it because I'll invest everything we have in our house leaving nothing left for investing.We actually pay 1200, and we can possibly buy a 70-90K property that can yield 1000/mo.Some friends have advised us to buy a property, live it and then rent it, but we are not sure.What are your opinions?

In the event of divorce she would keep all of her property that was hers before marriage - including your house if you sell to her.
