Right now I am trying to stress to everyone that they need to be able to afford a property based on the long term rental potential even if the plan is to use it as a STR.

Being a Maryland landlord should help you even if the properties are out side of the Baltimore area. 

Even facebook might have some good local groups for you.

I wouldn't worry about the 5/29 date - they will certainly make the option of short sale available to you again anytime between now and the foreclosure sale...which could be many months or even years away.

I have even heard interviews of officials (I think from the Office of Thrift Supervision) where they say they also have never heard of it being enforced.

Even on market, a short sale can be lucrative if you have the patience for it.

I was told that even if the drywall didn't often the popcorn textured ceiling had it, so we took numerous samples of those, but found none.  

@Kelvin HeSome things to consider:Transfer Taxes: Some jurisdictions impose transfer taxes when property ownership changes, even if it's to an LLC you own.Due-on-Sale Clause: Check your current mortgage agreement for a due-on-sale clause, which might require you to pay off the mortgage if the property is transferred to an LLC.
