They want to know what you exist strategy is, what repairs you will be doing (You show the budget) etc.  

So at the end of the day, i still need to budget for roughly 10% of the sales price in closing costs regardless of it's a retail flip or wholetail deal.

I had budgeted $6k for this.  

I budget 20% of the amount of money I put in as profit.

I've budgeted 10k for the mold remediation and plumbing work to be done, does this sound right or am I way off base?

Ive been working with a budget of about $100k looking for investment properties, without much luck.

I even had a previous topic about my idea of starting my own website and possibly other efforts (all on a shoestring budget) to create at least on a small scale a "brand name" or "brand identity" because of the general distrust of any "flipped" house here.
