You are so late in the process you don't really get leads if you bought a home that you inspected there so I don't think it will enhance your investing and if anything I think you should start investing first and then become an inspector.

I would use 75% of total rents, and subtract out expenses to give you a safe estimate and allow for total peace of mind when the time comes to get the new "forever home" mortgage.

You might put your solution in with your offer paperwork to give the seller peace of mind that you are able to close.Always remember to do the math analysis on all of offers and try to look at the place before you make an offer or at least have a clause in the sales contract that allows you the time (usually about 10 days) to make a detailed inspection and possibly back out of the deal without a monetary penalty that hurts you too much.It is great that you two will be working together.
