Both are fantastic books on how to engage with people which is as critical a life skill as any, especially with today's younger generations who tend to interact face-to-face less frequently as are thus less equipped to do it.

If you want the lowest bidder, they're a volume player for a reason.

What I suggest is googling "203k loan in (your state here)" and look at the big players. 

UBIT applies when a tax-exempt entity engages in a trade or business on a regular or repeated basis. 

There are a couple of exceptions, like being a W2 employee of the owner.If this agent is also regularly engaged in selling properties, that's probably a good sign.
