I have a full time job and so am not going to monitor the mls like I should thus I will pay an agent to handle that aspect of the business for me. 

I *wish* my clients understood more about the legal aspects (black letter law) of real estate.

Depending on the amount of money you invest, the sponsor will be willing to spend some time educating you about the deal.You can ask to see the deed, the market research, the underwriting, the appraisals, inspections, and property financials, and ask questions about each aspect of the deal.

I can't speak on the legal aspect but, morally, they have already been fair to you on the notice so stop looking for loopholes to be a jerk.
