I learned the hard way in the past that Colorado and Wyoming don't (didn't at the time) require filing with the county which meant that as the buyer, you couldn't turn around and re-sell the property because it wasn't recorded and there was no record.

Obviously appreciation is a big part of RE investing but what I meant was I'm focusing more on the property turning as much positive cash flow per month and the appreciation is not my main focus in finding an investment but yes it is always a part of the overall consideration.
