It doesn't matter if the economy is doing good, or the economy is doing bad, you simply aren't likely to convince a non motivated seller to sell using atypical methodologies. 

Lastly, my ideal investor is one who is motivated, serious, qualified, values my time, and helps me grow my network...

Hello Everyone, I’m literally posting to self-motivate and keep myself on track.

Over that amount or long distance investing is usually better to go with a PM company.There are a lot of internal business systems that PM companies have that make managing properties safer, more efficient, and take a huge load off of investors.Managing a large portfolio, building business systems and doing your day job is no easy task.

U kind of have to own one and drive it a while to understand how efficient they are.and now with social distancing its nice to get a full tank of juice in my garage for 2 dollars :)  

Once you get into the study material you might find that you love it or simply don't have the motivation even to study/pass a test.
