They will take the unit that is cleanest, and has ceiling fans, and that does NOT have stained carpets and damaged vinyl, IF the price is competitive.

If a tenant wants rugs let them put in throw area carpets and take them with them when they leave.Wood floors and carpets are nightmares when a bad tenant gets in and often they have no money for damages so when they destroy the floors, you will be left holding the bill.Tile is the best choice, especially if you are looking at the long term and it has not been this cheap in many years!

Or you could remove it completely.I don't know for sure if a new softener would be damaged by not refilling the salt, but I wouldn't take the chance.

Although everything is in good condition now, it is easy to imagine a scenario in which one part of the shared roof is damaged to the point of needing replacement.

For the same annual loss in profit, you could get it sit vacant a month or even two and get a good tenant.Waiting for the right tenant also means you're less likely to have costs like evictions, tons of damages, etc.Someone wanting to move by December 1 probably has been denied everywhere else or is being evicted.
