I have done many real estate flips from over $1 MM to as little as $10,000 - I am always aware of the pit falls of doing this - if you don't know what you are doing - if you took a down and dirty motel seminar, if you don't have all the details of a successful flip deal ---- be careful - hang with a mentor who has a successful tract record ----Flipping isn't as easy as the BIG TALKERS try to convince you - to buy their program - the big dream is possible only with the right tools - deal with successful people who have flipped properties successfully. 

I could ramble on about how I want to live the dream with a huge portfolio but that's not my year goal.

Very low priced properties are going to look great on paper, but are highly likely to deliver more headaches than you ever dreamed possible.

So I threw this into excel to get a little better understanding and here are my thoughts...It looks like your in-place rents are at a weighted $12.33/SF, but your assuming the vacant space will go at $16.88/SF.

Both do take a lot of work but it's all good because you're chasing your dreams.

@Chris May  sounds like the Dot.com bubble burst of 2000.... minor shock wave then make new highs... people at the start ups are probably not fueling the resi market in SF bay area to any great extent.. they will when they go public  LOLMy daughter is a controller at Intel.. what Intel did was willow out the chaff. they let the bottom 10% of their work force go and a lot of retirement  good thing for the company.. they had a lot of dead weight..
