And is there an annual fee to maintain the LLC, how much is it?

Example:  My option has a sales price, a monthly option fee credit, a 3-5 year timeline, and add the last year a Owner Finance option to convert to a refinancable note for to complete the acquisition.  

If the person you are working with is "working under someone else" they may be a loan officer assistant or processor who are not required to have a NMLS number but that would mean they cannot discuss rates with you.

I know about HOA fees and alot of condos/town homes only alow a certain amount of renters, but on the flip side i think my CAP EX would not be as much because im not responsible for the roof, snow removal, yard keeping. any thoughts would help, thanks. 

@Derek Fike I think this is an excellent point to discuss on.

If you don't get any additional feedback, you should be able to call the City of Phoenix Planning Dept and assess the overall process, timeline, fees, and feasibility fairly easily.

Sometimes it is better to have them collect and send you the rent so you don't keep track of multiple people and when you impose a late fee it is on them to pass it on to whoever was late.
