I found a bank with portfolio product 7/1 ARM 4.99% for 7 years and then could adjust up to 2% a year starting year 8 with a Cap of 10.99% Maximum.

Another thing to consider is possibly recording a lien on the property from an LLC (yours) and you as an individual are the borrower.Then you are looking at a rate and term refinance (higher ltv) versus a cash out refinance, but you would have to ask the lender if they allowed arm length transactions like this.

In short, what I'm getting at since your strategy is buy-and-hold, is self-manage.In the beginning, I recommend you learn how to manage your own rentals especially when you have single-digit quantity rentals.

I'm either getting low LTV allowances or interest rates in the double digits.

There are digital notaries doing closings these days and international notaries extist but I'm not sure what private lending companies would do in your situation.

Simply connect with those that provide rental properties with double digit net caps, in an appreciating market, and allow them to handle all for you. 

They only offer ARMs though. 

If you get lucky, it will be low single digit would be my guess.
