As you are well aware, until recently, the CalBRE has mandated a required education prior to holding a license.I would focus on the positives and take this would be obstacle and turn it into an advantage.Of course, as any salesman would do, you need to expect and learn how to overcome objections.

I think if you are a homeowner and willing to deal with the HOA it is one thing but as a buy and hold there are a lot of other obstacles. 

Many people have the same realization as you, "that real estate makes money" however they let minor obstacles and personal mental blocks stop them from ever competing their first deals.This is a great site to network and learn from.

You need to get out there and hustle, and if you have honesty, integrity, and put yourself out there you will meet good people, and they may help you and give you good advice to help get through specific obstacles you may be facing. 

I have a 70k rehab right now and am now in month 5 of the rehab; and it's only 1200 sq foot ranch w/ a detached 2 car garage.

It is an older home built in the 1920s, 3/1 with detached garage.

It might be the perfect house hack BUT you have one major obstacle (besides the price) to deal with before you get into design / layout.  

ETC is very conservative and you may run into obstacles with them since this is a bit outside of the normal lines.
