Some maintenance can be deferred to a later date, but if a maintenance request is an emergency and it needs to be fulfilled, social distancing best practices should be communicated to both the vendor and the resident.

It is then deferred but still due within 6 months.

We bought our residence via bandit signs about 4 years ago & landed a land contract deal w/no or you might say a deferred down payment & about 1 yr ago got out of the land contract by securing mortgage @portfolio lender/local bank.

There's no way I'd agree to a flat rate for a consulting engagement as these engagements can range from 15 minutes of questions over email to one or two dozen hours of research and formal presentation. 

As a side note, my business partner does live in Portland but we do focus mainly on North Carolina at present. 

i pulled the trigger and closed on the 23rd on a 4 unit.. it was my birthday present to my self. the way i look at it is if you have reserves set up and you find a good deal go for it. best time to buy is always now. markets go up and down for all we know this will pass in 2 weeks or last for ever. it helps that when you close you normally have a month or 2 before your first payment is due.

I know every area you is going to have dinner deferent home values.
